A Placerville mailing address doesn't always mean you live in the City of Placerville. Plenty of homes with a Placerville address sit in unincorporated El Dorado County. The difference matters for HVAC work.

Inside city limits

The City of Placerville Building Division on Center Street issues the permit. The city's own permit guide says furnaces, heating and cooling systems, heat pumps and duct replacement all need one. Applications go through the city's online portal, and the city offers an address look-up to confirm you're inside the limits.

Outside city limits

El Dorado County's Building Division issues the permit through its eTRAKiT system. That covers Coloma, Greenwood and most of the hills around town.

Either way

California requires a permit to replace a furnace, air conditioner or heat pump, and Title 24 usually requires HERS verification, often a duct leakage test. We confirm your jurisdiction, file the permit and schedule the inspection.

Built for real winters at 1,867 feet

The city describes Placerville as sitting above the fog line and below the snow line, with four distinct seasons. Snow in town is rare, but heavy snow falls in the mountains just east, and frosty mornings are a normal part of winter. Summer afternoons still regularly reach the 90s.

  • Furnaces work harder here. A Placerville furnace runs more hours per year than the same unit in Sacramento. That makes a fall furnace tune-up worthwhile, and it makes efficiency count when you replace one.
  • Heat pumps still fit. Modern heat pumps handle temperatures in the 20s and 30s, but we choose models by their low-temperature output and plan backup heat for the coldest mornings. Some owners pair a heat pump with an existing gas or propane furnace.
  • Older homes need a closer look. Placerville is a Gold Rush town and the county seat, and Main Street still has the Placerville Hardware Store, open since 1852, and the Bell Tower, rebuilt in steel in 1898. Older houses near downtown often have floor furnaces, wall heaters or ductwork added long after construction. We look at what the house can physically take before recommending a ducted system or a ductless mini-split.

Smoke and shutoffs on the Highway 50 corridor

The 2021 Caldor Fire started near Grizzly Flats and pushed evacuation orders along Highway 50 east of Placerville, including Pollock Pines and most of Camino, while the county ran its local assistance center in Placerville. In 2018, Placerville was also on PG&E's list for a foothill Public Safety Power Shutoff. Both are reasons to plan for clean indoor air and backup heat.

A tight house with a high-efficiency filter or whole-home purifier keeps smoke out far better than an open one. If you rely on a generator during shutoffs, a gas or propane furnace draws much less power than a heat pump, and that should factor into a replacement decision.

Coloma and Greenwood

  • Coloma. Down on the South Fork of the American River, where James Marshall found gold in 1848, Coloma sits at about 764 feet, more than 1,000 feet below Placerville. Cooling is the bigger job in the canyon. Many homes around Marshall Gold Discovery State Historic Park are older or rural, where a ductless system or duct repair is often the practical fix. Permits come from the county.
  • Greenwood. Up on the Georgetown Divide on Highway 193, Greenwood sits at about 1,608 feet and takes its name from John Greenwood, who set up a trading post there in the late 1840s. The 2022 Mosquito Fire brought evacuation orders east of Greenwood Road, a reminder that smoke filtration and dependable heat matter on the Divide. Rural homes on the Divide are often beyond natural gas lines, so we ask about propane and wood heat before recommending a system.

I can’t say enough about Oleg and his staff, they were truly professional from initial diagnosis to installation. My heating system ceased working and my family and I were left in the cold. I reached out to Airflow based on the superlative reviews I saw in my research. Oleg came out and knew exactly what my issue was and also uncovered a problem with my dampening system which for the past 25 years no one was able to correct. Oleg told me what I needed, no sales pressure, promised to send me an estimate that day which he did. The cost was exceptionally fair and coupled with the impression Airflow had made I decided to go with them without further research or estimates for price comparisons….wasn’t necessary, this was the guy. I requested early January thinking I could tough it out, however it just got too uncomfortable in the house. I reached out to Oleg who by the way was quite busy and he moved some stuff around and did the entire install the next day. My home is now warm and comfortable. Oleg was a pleasure to deal with.
