Flood-aware installs near the Cosumnes

The Cosumnes is the last major river on the western slope of the Sierra Nevada without a large dam on its main stem, and Wilton has lived with that for a long time. Levees broke in 1997, and some homes flooded to the rooftops. The river rose dangerously again in 2005 and in February 2017. Then the storms that began on New Year's Eve 2022 broke Cosumnes levees in three places, killed three people and led to an evacuation order for the Wilton area. Reclamation District 800 maintains the levees, and many residents have added their own pumps and drainage since.

For heating and cooling, that history leads to practical choices:

  • Raise the outdoor unit. A condenser or heat pump set on a taller pad or wall brackets can stay above shallow standing water that would ruin one sitting at grade.
  • Think about the crawl space. Furnaces and ducts under the floor are the first things water reaches. In flood-prone spots, an attic or closet air handler can be the safer location.
  • Replace, don't dry out. Gas valves, control boards and motors that have been underwater are a safety risk even if they seem to work. After a flood we inspect first and replace what got wet.

One property, several buildings

Wilton started in 1908 as a small settlement around a railroad station at Wilton and Green roads, and it stayed rural. Today it is a community of roughly 6,000 people, with many homes custom-built on multi-acre parcels zoned for horses, livestock and farming. The house is often just one of the buildings that needs heating or cooling.

The main house

Custom Wilton homes often have long single-story layouts or more than one system. Long duct runs to the far bedrooms lose air, so we size the ducts along with the equipment and sometimes split the house into zones.

Shops, barns and tack rooms

A metal shop that bakes all summer or a tack room that needs to stay above freezing doesn't need a full ducted system. A ductless mini-split heats and cools one space efficiently with no ductwork to run.

Second dwellings and in-law units

A granny flat or caretaker's house usually works well on its own small heat pump or mini-split, so it can be controlled separately from the main home.

Propane, gas or a heat pump?

Not every Wilton property has a natural gas line, and homes on wells and septic out here sometimes heat with propane. Propane furnaces work well, but you're paying for fuel deliveries and keeping a tank filled. That makes Wilton one of the places where an electric heat pump deserves a serious look. Wilton is in SMUD territory, and SMUD offers rebates for switching from gas heating to a heat pump. At the time of writing (2026) those rebates are paid through SMUD's Contractor Network and subject to funding. Airflow has participated in the network since 2020, so if your project qualifies, we can submit the rebate for you. Whether a propane-to-heat-pump switch qualifies is something to confirm with SMUD for your specific system before you count on it.

If you'd rather stay with propane, we'll size and install a new furnace with the right conversion for LP gas, and set it up to work alongside an AC or a heat pump in a dual-fuel arrangement. That lets the heat pump carry most of the winter and the propane furnace cover the coldest mornings.

Hay, dust and smoke

Wilton has long been hay and pasture country, and there are vineyards, orchards and horse properties along the back roads. That means dust, pollen and hay chaff, especially during summer cutting. Unpaved driveways add road dust. A furnace closet that draws air from a dusty garage or a return duct leaking in the crawl space will clog a filter in weeks. We seal return leaks, fit filters that match the dust load, and can add whole-home air filtration for wildfire smoke seasons, when the whole valley fills with haze.

Should I switch from propane to a heat pump in Wilton?

I can’t say enough about Oleg and his staff, they were truly professional from initial diagnosis to installation. My heating system ceased working and my family and I were left in the cold. I reached out to Airflow based on the superlative reviews I saw in my research. Oleg came out and knew exactly what my issue was and also uncovered a problem with my dampening system which for the past 25 years no one was able to correct. Oleg told me what I needed, no sales pressure, promised to send me an estimate that day which he did. The cost was exceptionally fair and coupled with the impression Airflow had made I decided to go with them without further research or estimates for price comparisons….wasn’t necessary, this was the guy. I requested early January thinking I could tough it out, however it just got too uncomfortable in the house. I reached out to Oleg who by the way was quite busy and he moved some stuff around and did the entire install the next day. My home is now warm and comfortable. Oleg was a pleasure to deal with.
