Rural lots change the HVAC job

Rio Linda started as a fruit-farm subdivision. A Minneapolis land company bought about 12,000 acres of the old Rancho Del Paso grant in 1910 and began selling lots around 1912. The hardpan soil turned out to be poor for orchards, so settlers switched to chickens, and until the 1960s the area was a major California egg producer. The Rio Linda and Elverta Community Plan, adopted in 1998, still lists keeping the rural character and agricultural-residential uses among its guiding principles.

That history is why HVAC work here looks different from a tract-home job in Antelope or Natomas.

Shops, barns and second units

A lot of Rio Linda properties have a detached shop, a converted barn or a small second dwelling. Running ducts out to them rarely makes sense. A ductless mini-split heats and cools a separate building on its own, with no duct losses and its own controls.

Dust from dirt roads and animals

Dirt driveways, arenas, hay and tilled ground all put fine dust in the air. It loads up condenser coils and filters faster than in town. We set filter changes to match, and we often recommend a deeper media filter so the system isn't starved for air by midsummer.

Hardpan and standing water

The same hardpan that ruined the early orchards slows drainage, so water can pool around equipment after winter storms. Outdoor units should sit on a pad high enough to stay dry, with condensate routed away from the foundation.

Older and added-on homes

Houses that grew over decades often have one system stretched across additions it was never sized for. We do a room-by-room load calculation instead of matching the old unit's size.

Gas, propane or a heat pump?

Heating fuel varies more here than in most of Sacramento County. PG&E gas mains run along many Rio Linda streets, but rural parcels on the edges may rely on propane instead. That one detail changes the math on a furnace replacement.

  • On PG&E gas. A high-efficiency gas furnace paired with a new AC is a straightforward choice. A heat pump is still worth pricing, because SMUD's largest heat pump rebates are for replacing gas heat.
  • On propane. Propane deliveries usually cost more per unit of heat than SMUD electricity running a modern heat pump. Many propane households switch to a heat pump and keep propane only for cooking or water heating, or drop it entirely.
  • Heating with wood. Sacramento County's Check Before You Burn rules (Rule 421) apply to unincorporated Rio Linda and Elverta from November 1 through the end of February. On no-burn days a wood stove can't be your main heat unless you qualify for an exemption, so a reliable central system matters.

In February 2026, SMUD increased its heat pump rebates after federal tax credits expired at the end of 2025. At the time of writing (2026), gas-to-electric HVAC conversions get the biggest rebate, and electric-to-electric upgrades get a smaller one. Rebates are paid through SMUD's Contractor Network. We've been a participating contractor in it since 2020, so we can submit them for qualifying projects. They depend on funding, so we'll confirm the current numbers in your estimate.

Elverta: old farm roads, new streets

Elverta sits just north of Rio Linda, with about 5,400 residents in 2020, and takes its name from Elverta Dike, whose husband donated land for a local church. For decades it was the quieter, more rural half of the pair, and the two communities formed a joint association in 1942 around their poultry business.

That's changing. Sacramento County adopted the Elverta Specific Plan in 2007, covering about 1,744 acres with a mix of urban housing and agricultural-residential land. Building was slow for years, held back by road costs and a water connection moratorium, but subdivisions such as Northborough have since been approved, and in 2025 a 36-lot map was filed at 16th Street and Elverta Road. So Elverta now has two kinds of HVAC customers:

  • Long-time rural owners with older homes, outbuildings and the same propane-or-gas question as Rio Linda.
  • New-construction buyers whose homes are built under California's current Energy Code, often all-electric with heat pumps. These systems need regular maintenance from the first year, and builder-grade thermostats are a common first upgrade.

Can a mini-split heat and cool my shop or barn in Rio Linda?

Yes. A ductless mini-split is often the simplest way to condition a detached building, because it needs only a refrigerant line and power, not ductwork. It also gives the building its own controls, so you only run it when you're out there.

My home is on propane. Is a heat pump worth it?

For many Rio Linda and Elverta homes, yes. A modern heat pump running on SMUD electricity usually costs less to operate than a propane furnace, and SMUD offers rebates on heat pump HVAC systems. We'll compare both options using your actual house before you decide.

Who issues HVAC permits in Rio Linda and Elverta?

Both are unincorporated, so Sacramento County Building Permits and Inspection issues mechanical permits. California requires a permit to replace heating or cooling equipment, and most replacements need a HERS-verified duct leakage test. We pull the permit and schedule the inspection.

I can’t say enough about Oleg and his staff, they were truly professional from initial diagnosis to installation. My heating system ceased working and my family and I were left in the cold. I reached out to Airflow based on the superlative reviews I saw in my research. Oleg came out and knew exactly what my issue was and also uncovered a problem with my dampening system which for the past 25 years no one was able to correct. Oleg told me what I needed, no sales pressure, promised to send me an estimate that day which he did. The cost was exceptionally fair and coupled with the impression Airflow had made I decided to go with them without further research or estimates for price comparisons….wasn’t necessary, this was the guy. I requested early January thinking I could tough it out, however it just got too uncomfortable in the house. I reached out to Oleg who by the way was quite busy and he moved some stuff around and did the entire install the next day. My home is now warm and comfortable. Oleg was a pleasure to deal with.
