Condensers under big trees

Carmichael began as 10-acre colony tracts that Daniel W. Carmichael sold off in the early 1900s, and many lots are still large and heavily planted. Along the American River, Ancil Hoffman Park is an oak-shaded 396-acre stretch of the old Deterding Ranch. Plenty of backyards nearby look like smaller versions of it. That shade cuts cooling load, and it also creates a set of problems we see far more here than in newer suburbs.

Leaf litter and clogged coils

Oak leaves, sycamore fuzz and pine needles mat against the condenser coil and pile up inside the cabinet. The unit then runs hotter and longer, and high-pressure trips on hot afternoons become more common. A spring AC tune-up with a coil cleaning is worth more in Carmichael than almost anywhere else.

Pollen indoors

Tree pollen in spring finds its way in through return-duct leaks and gaps around old windows. A properly fitted media filter, sealed returns and, for allergy sufferers, a whole-home purifier make a measurable difference.

Placing new equipment near native oaks

Sacramento County's tree ordinance protects native oaks, including on private residential lots, and requires a county permit before removing or pruning one. If a new condenser location or line-set route would mean cutting back an oak, we plan around the tree first, so you don't end up needing a separate tree permit.

From 1920s bungalows to 1970s ranch homes

Most of Carmichael's housing went up between 1950 and 1980, with the 1970s the single biggest decade and Census-based figures putting the median home at 1972. Mixed in are a few Craftsman houses from the 1920s and scattered newer infill. Each era brings its own HVAC situation.

  • Pre-war and early homes. Many started out with a wall heater or floor furnace, not central air. Running ducts through finished plaster walls is hard, so ductless mini-splits are often the cleanest way to add cooling and efficient heat.
  • 1950s and 1960s ranch houses. Low-slope roofs and shallow attics leave little room for ducts. Many of these homes had central air added decades later, with small returns and long runs to the bedrooms. Upgrading the duct layout during a replacement fixes rooms that never cooled well.
  • 1970s single-story and two-story homes. Usually on their second or third system, with attic ductwork that has aged out. These are the homes where a load calculation and a duct leakage test pay off most.
  • Additions and garage conversions. Common on Carmichael's big lots, and often never tied into the main system. A single-zone mini-split handles them without overloading the existing equipment.

Because Carmichael has no city government, the Sacramento County Building Permits and Inspection Division issues HVAC permits here. California requires a permit for any HVAC changeout, and under Title 24 most changeouts also need HERS verification, such as a duct leakage test by an independent rater. The county runs permits through its online Accela Citizen Access portal, and residential heating and cooling installs or replacements are among the permits it can issue online without plan review once fees are paid. Inspections are scheduled through the same system. We take care of all of it, from the application to meeting the county inspector.

Heat pumps and the SMUD question

Carmichael gets electricity from SMUD and natural gas from PG&E. In February 2026, SMUD raised its heat pump rebates to make up for federal tax credits that ended on December 31, 2025. At the time of writing (2026), SMUD lists up to $3,000 for converting from a gas furnace to a heat pump HVAC system. For a 1960s or 1970s home whose furnace and AC are both near the end, that can tip the math toward a single heat pump. We've been a SMUD participating contractor since 2020, so we can handle the rebate paperwork on a qualifying project. Rebate amounts and funding change, so we'll check the current terms with you before you commit.

Who issues HVAC permits in Carmichael?

Sacramento County's Building Permits and Inspection Division, because Carmichael is an unincorporated community. Residential heating and cooling replacements can usually be applied for and issued through the county's online Accela portal. Your contractor normally pulls the permit and schedules the inspection.

How often should I clean my AC condenser if it sits under trees?

I can’t say enough about Oleg and his staff, they were truly professional from initial diagnosis to installation. My heating system ceased working and my family and I were left in the cold. I reached out to Airflow based on the superlative reviews I saw in my research. Oleg came out and knew exactly what my issue was and also uncovered a problem with my dampening system which for the past 25 years no one was able to correct. Oleg told me what I needed, no sales pressure, promised to send me an estimate that day which he did. The cost was exceptionally fair and coupled with the impression Airflow had made I decided to go with them without further research or estimates for price comparisons….wasn’t necessary, this was the guy. I requested early January thinking I could tough it out, however it just got too uncomfortable in the house. I reached out to Oleg who by the way was quite busy and he moved some stuff around and did the entire install the next day. My home is now warm and comfortable. Oleg was a pleasure to deal with.
