A city built in two booms

Rancho Cordova grew up around Mather Field, which opened as an Army flight training camp in 1917, and around Aerojet, which drew engineers and chemists to the area. Housing for returning GIs and their families followed World War II. After Mather Air Force Base closed in 1993, part of the base was reused, and by 2012 it held more than 1,200 single-family homes. A second wave is happening now, on open land south and east of the older city.

Post-war and mid-century homes

Smaller single-story houses in the older neighborhoods near Folsom Boulevard were built for a different era of heating and cooling. Many have small returns, aging ducts and equipment that has been patched more than once. A load calculation often shows the existing system was never sized for the house.

New all-electric neighborhoods

Some of the newest master-planned communities, such as The Preserve, are being marketed as all-electric homes, with heat pumps instead of gas furnaces. Those homes need a different kind of service: heat pump defrost checks, airflow tuning and filter care rather than burner and flue work.

Apartments and commercial space

Rancho Cordova has many apartment complexes, plus office parks and light-industrial buildings along the Highway 50 corridor. We service multi-family and light commercial systems as well as houses, and we can phase replacements unit by unit.

Built for triple-digit afternoons

Rancho Cordova sits on the flat valley floor, and summer heat here is the main load on any system. Sacramento averages about 23 to 24 days a year at 100 degrees or more, and in 2024 the region went past its old record of 44 such days. On a stretch of 105-degree days, a system that is a little undersized, short on refrigerant or starved for airflow falls behind by late afternoon and doesn't recover until midnight.

  • Size it to the house, not the old unit. We run a load calculation that accounts for west-facing windows, attic insulation and shade, since the tonnage on the old nameplate may have been a guess.
  • Fix the ducts first. A leaky attic duct loses cooling into a space far hotter than outdoors. Our duct repair work often helps more than a bigger condenser would.
  • Tune it before June. A spring AC tune-up catches weak capacitors and dirty coils before the first heat wave, when repair calls stack up across the region.

HVAC services in Rancho Cordova

La Riviera and Rosemont: same neighborhood, different permit office

Just west of Rancho Cordova are two unincorporated communities that many people assume are part of the city or of Sacramento. Neither is. Both get electricity from SMUD and gas from PG&E, and both get HVAC permits from Sacramento County.

  • La Riviera. A mostly residential community of about 11,000 people tucked between the American River on the north and Highway 50 on the south, with neighborhoods such as Larchmont Riviera, College Greens East and Glenbrook East. The Butterfield light rail station sits at its edge. Homes close to the American River Parkway can see more cottonwood fluff and leaf debris on condensers, so annual coil cleaning matters here.
  • Rosemont. A larger residential area between the city of Sacramento and Rancho Cordova, near Morrison Creek. Much of it is established single-family housing, and the HVAC problems we see there are familiar ones: tired attic ducts, older gas furnaces and systems that struggle on 100-degree days.

For La Riviera and Rosemont addresses, permits run through the Sacramento County Building Permits and Inspection Division and its online Accela portal, which can issue residential heating and cooling replacement permits without plan review. We confirm the jurisdiction from the address before we file anything.

Permits inside the city of Rancho Cordova

California requires a permit for an HVAC changeout, and Title 24 typically adds HERS verification such as a duct leakage test. Inside city limits, the City of Rancho Cordova Building & Safety Division handles it. The city's permit list includes air conditioning and heating work, including furnace replacement, whether new or a replacement. Inspections are booked online at least a day ahead, and the permit packet has to be on site for the inspector. We file, schedule and attend.

  • The real cooling load, including west sun and attic insulation
  • Duct condition and leakage, since a HERS test will likely be required

Who issues HVAC permits in Rancho Cordova?

For addresses inside city limits, the City of Rancho Cordova Building & Safety Division. The city has handled its own permits since it incorporated on July 1, 2003. Your contractor usually applies for the permit and books the inspection through the city's online portal.

Is La Riviera or Rosemont part of Rancho Cordova?

No. La Riviera and Rosemont are unincorporated communities in Sacramento County, so HVAC permits there come from Sacramento County's Building Permits and Inspection Division. Both are still in SMUD's electric service area.

Can I get a SMUD rebate for a heat pump in Rancho Cordova?

Rancho Cordova, La Riviera and Rosemont are all in SMUD territory, so most homeowners can use SMUD's heat pump programs. SMUD increased its rebates in February 2026, and at the time of writing its largest HVAC rebate is for converting from gas heat to a heat pump. My new Rancho Cordova home is all-electric. What maintenance does it need?

A heat pump runs in both summer and winter, so it benefits from a yearly checkup that covers airflow, refrigerant charge, coil cleaning and the defrost cycle. Filters also need regular changes, especially in the first year after construction. Keeping the outdoor unit clear of debris and landscaping helps it run efficiently.

Why does my AC fall behind on the hottest afternoons?

On 100-degree-plus days, any weakness shows: a dirty coil, low refrigerant, leaky ducts or a system that was undersized from the start. In older Rancho Cordova homes, leaky attic ducts are a common cause. A service visit can measure temperatures and airflow and tell you which one it is.

I can’t say enough about Oleg and his staff, they were truly professional from initial diagnosis to installation. My heating system ceased working and my family and I were left in the cold. I reached out to Airflow based on the superlative reviews I saw in my research. Oleg came out and knew exactly what my issue was and also uncovered a problem with my dampening system which for the past 25 years no one was able to correct. Oleg told me what I needed, no sales pressure, promised to send me an estimate that day which he did. The cost was exceptionally fair and coupled with the impression Airflow had made I decided to go with them without further research or estimates for price comparisons….wasn’t necessary, this was the guy. I requested early January thinking I could tough it out, however it just got too uncomfortable in the house. I reached out to Oleg who by the way was quite busy and he moved some stuff around and did the entire install the next day. My home is now warm and comfortable. Oleg was a pleasure to deal with.
