Bigger homes, more than one system

Many Granite Bay homes sit on larger lots off Douglas Boulevard, Auburn-Folsom Road and the streets toward Folsom Lake, and many have rooms spread across two floors, wings or a bonus space over a long garage. One thermostat in the hallway cannot read all of that. The result is the complaint we hear most here: one end of the house is comfortable and the other is not.

Two or three systems, aging differently

When a home has separate upstairs and downstairs systems, they rarely fail at the same time. We look at both before recommending a replacement, so you are not matching a new unit to a failing partner without knowing it.

Zoning instead of oversizing

Adding thermostats and motorized dampers to divide the house into zones often fixes uneven rooms better than a larger unit. Bigger equipment tends to short-cycle and leave rooms clammy.

Long duct runs

Ducts that travel 40 or 50 feet through a hot attic lose cooling on the way. Sealing and insulating them, or moving the farthest rooms to their own system, makes the whole house more even.

No city hall: Granite Bay permits go through Placer County

California requires a permit to replace a furnace, air conditioner or heat pump, and Title 24 usually requires HERS testing such as duct leakage verification. Because Granite Bay has no city government, the permit comes from Placer County Building Services, whose offices are in Auburn and Tahoe City. Licensed contractors have been able to pull HVAC permits online since February 2017. In early January 2026 the county upgraded its Accela permit system, with the stated goals of real-time project status and a single consolidated comment letter from reviewing departments.

In practice, that means we file your permit online, schedule the county inspection and coordinate the HERS rater. You do not need to make a trip to Auburn.

Oaks, lake air and smoke season

  • Leaf litter on condensers. Mature oaks are part of what people love about Granite Bay. They also drop leaves, catkins and acorns into outdoor units. A clogged coil runs hot and works harder, so we clean it during every AC tune-up and suggest clearances when placing new equipment.
  • Burn rules. Granite Bay sits in the Placer County Air Pollution Control District. Residential burning here requires a year-round permit from the South Placer Fire District. The older Granite Bay limits on burn dates and hours were listed as paused when we checked in 2026, so confirm current rules with the fire district before burning.
  • Wildfire smoke. Smoke from foothill fires, such as the 2022 Mosquito Fire in Placer and El Dorado counties, has settled over the area in past seasons. A sealed duct system with a good filter, plus a whole-home air purifier, keeps much more of it out of the house.

I can’t say enough about Oleg and his staff, they were truly professional from initial diagnosis to installation. My heating system ceased working and my family and I were left in the cold. I reached out to Airflow based on the superlative reviews I saw in my research. Oleg came out and knew exactly what my issue was and also uncovered a problem with my dampening system which for the past 25 years no one was able to correct. Oleg told me what I needed, no sales pressure, promised to send me an estimate that day which he did. The cost was exceptionally fair and coupled with the impression Airflow had made I decided to go with them without further research or estimates for price comparisons….wasn’t necessary, this was the guy. I requested early January thinking I could tough it out, however it just got too uncomfortable in the house. I reached out to Oleg who by the way was quite busy and he moved some stuff around and did the entire install the next day. My home is now warm and comfortable. Oleg was a pleasure to deal with. This guy is an Einstein when it comes to HVAC and I will not do business with anyone else from this point forward. Thanks Oleg, you and your staff are top notch.
