Fifty years of houses inside the gates

Rancho Murieta was planned on about 3,500 acres of former ranch land along the Cosumnes River, which, with Highway 16, runs right through the community. The first homes went up beside Laguna Joaquin in 1973. By the end of that decade there was 24-hour security at the front gate, and in 1982 residents voted to form the Rancho Murieta Community Services District. The 2020 census counted roughly 5,900 people in about 2,500 households, many of them living along the golf courses and lakes.

That long build-out means a heating and cooling job here can look very different from one street to the next:

  • The early homes. Houses from the 1970s and early 1980s may be on their third or fourth system, with ducts that have been patched more than once. Duct testing usually tells us more than the equipment does.
  • The middle decades. Many homes from the 1980s through the 2000s are now due for replacement of both the indoor and outdoor units. Matching them as a set matters for efficiency.
  • Newer construction. More recent homes were built to tighter energy codes and some are already all-electric with a heat pump. These mostly need maintenance and the occasional repair.

Heat pump, furnace, or both?

Heating fuel isn't uniform in Rancho Murieta, so we don't assume. Some homes are fully electric with a heat pump. Others heat with a gas-fired furnace, and in many of those homes the fuel is propane from a tank, since piped natural gas isn't available in every part of the community. We confirm it on the first visit.

Rancho Murieta gets its electricity from SMUD, which is actively paying homeowners to move from gas heat to electric heat pumps. At the time of writing (2026), SMUD raised those rebates in February after the federal 25C tax credit ended, and they are paid through contractors in SMUD's Contractor Network, subject to funding. We're a participating contractor in that network (since 2020) and can handle the rebate submission for qualifying heating and cooling work. If you already have a heat pump that is aging out, replacing it with a newer, more efficient one is usually a straightforward swap.

Before we quote a system in Rancho Murieta, we check

  • Your current heating fuel and whether the house has a gas or propane supply at all
  • Duct condition in older homes, using a leakage test rather than a guess
  • Electrical panel capacity for a heat pump or added circuits
  • Any HOA or community rules about where outdoor equipment can sit and how it's screened
  • Clearance around the outdoor unit from shrubs, leaves and dry grass

Grass fire country and smoke-season air

Rancho Murieta sits where the valley meets the foothills, and dry grass surrounds much of it in summer. The area has seen its share of fires. In 2022 a vegetation fire near Boys Ranch Road and Scott Road burned about 74 acres, and another fire burned several hundred acres south of Jackson Highway near Dillard and Meiss roads. Smoke from larger Sierra fires drifts in during bad years as well.

Keeping smoke out

When the air outside is smoky, a tight home with sealed return ducts and a high-grade filter keeps indoor air much cleaner. We can upgrade filtration or add whole-home air purification to the system you have.

Keeping the outdoor unit clear

Dry leaves and grass packed against a condenser block airflow and add fuel next to the house. A clear space around the unit helps both the equipment and your defensible space.

Sloughhouse: rural homes along Jackson Highway

Just west of Rancho Murieta on Highway 16, Sloughhouse is one of the oldest settlements in the county. Jared Dixon Sheldon, who held the Omochumnes land grant, built a house beside a slough here, and the community took its name from it. His Sloughhouse Inn, built in 1850 as a hotel and stage stop on the road to the Amador mines, burned in 1890 and was rebuilt the same year. It is California Historical Landmark No. 575.

Sloughhouse homes are mostly on rural parcels in the Cosumnes valley, with farmland, vineyards and open space around them. Heating and cooling work here often means older ranch houses, long duct runs, outbuildings that need their own ductless mini-split, and sometimes furnaces that run on propane. Like Rancho Murieta, Sloughhouse is unincorporated, so the permit also comes from Sacramento County.

Rancho Murieta is unincorporated, so permits come from Sacramento County's Building Permits and Inspection office. California requires a permit to replace a furnace, air conditioner or heat pump, and most replacements also need HERS verification. We file the permit and schedule the inspection.

Does my Rancho Murieta home have natural gas?

It depends on the home. Some Rancho Murieta houses are all-electric with heat pumps, while others have gas furnaces, and many of those run on propane from a tank because piped natural gas isn't available everywhere in the community. I can’t say enough about Oleg and his staff, they were truly professional from initial diagnosis to installation. My heating system ceased working and my family and I were left in the cold. I reached out to Airflow based on the superlative reviews I saw in my research. Oleg came out and knew exactly what my issue was and also uncovered a problem with my dampening system which for the past 25 years no one was able to correct. Oleg told me what I needed, no sales pressure, promised to send me an estimate that day which he did. The cost was exceptionally fair and coupled with the impression Airflow had made I decided to go with them without further research or estimates for price comparisons….wasn’t necessary, this was the guy. I requested early January thinking I could tough it out, however it just got too uncomfortable in the house.
