A ductless mini-split is a heat pump that heats and cools one or more rooms through wall, ceiling or floor units connected to an outdoor unit by a small refrigerant line, with no ductwork. In Sacramento, mini-splits are the usual answer for garage conversions, ADUs, additions, sunrooms, hot upstairs bedrooms and older homes that were built without ducts.

Where a mini-split makes sense

  • Garage conversions. Converted garages rarely have ducts, and tying them into the main system usually overloads it. A single-zone mini-split is the clean solution.
  • ADUs and backyard cottages. A separate system gives the unit its own controls, which matters when it is rented or used by family.
  • Additions. Extending ducts from an existing furnace often starves the rest of the house. A mini-split serves the new space on its own.
  • Sunrooms and west-facing rooms. Rooms with lots of glass overheat on 100°F afternoons and get cold in winter. A dedicated head handles both.
  • Hot upstairs rooms. When the central system cannot keep a bonus room or second-floor bedroom cool, a mini-split fixes that room without replacing the whole system.
  • Older homes without ducts. Many older Sacramento homes were built with wall heaters or floor furnaces. A multi-zone mini-split adds heating and cooling without tearing open walls and ceilings for ductwork.

Sometimes two single-zone systems beat one multi-zone, for example when an ADU and a main-house bedroom are on opposite sides of the property. We lay out the options and the trade-offs.

Sizing a mini-split the right way

Mini-splits are sized room by room, not by the square footage of the house. We look at:

  • Sun and glass. A west-facing sunroom in Sacramento needs far more cooling than a north-facing bedroom of the same size.
  • Insulation. Converted garages often have uninsulated walls or a thin garage door opening that was framed in. That changes the load a lot.
  • Ceiling height and open areas. Vaulted ceilings and open kitchens add volume.
  • How the room is used. A home gym or office full of computers needs more cooling than a guest room.

Oversizing is the most common mistake. An oversized head cools the air fast, shuts off, and leaves the room clammy. Variable-speed mini-splits are most efficient when they run low and steady for long stretches, which a correctly sized unit does. Sacramento's mild winters mean heating capacity is rarely the limiting factor here. Summer cooling usually drives the size.

Indoor unit styles

  • Wall-mounted. The most common and most affordable. Mounted high on an exterior wall.
  • Ceiling cassette. Recessed into the ceiling with air going four ways. Needs attic or ceiling space above.
  • Slim ducted. A small air handler hidden in an attic or soffit with short duct runs to one or a few rooms.
  • Floor console. Low on the wall, good for rooms with sloped ceilings or under windows.

Line-set and condensate routing

This is where installs look clean or look messy. Each indoor unit connects to the outdoor unit with a line set: two copper refrigerant lines, a communication cable and a condensate drain.

What we plan before install day

  • Head location. Where the unit will cover the room evenly without blowing on a bed or desk.
  • Wall penetration. Usually a small hole straight through an exterior wall behind the head, sealed and flashed against stucco or siding.
  • Exterior run. Line set covers that run neatly down the wall, painted to match if you like, or routed through the attic.
  • Line length and height. Kept within the manufacturer's limits so the system performs as rated.
  • Condensate. Gravity drain to a safe spot outside where possible. A small condensate pump when the head is on an interior wall or gravity will not work.
  • Outdoor unit. On a pad or wall bracket with clearance for airflow, service and winter defrost water.
  • Electrical. A dedicated circuit and disconnect. We check panel space early, since a full panel can change the plan.

New mini-splits now use lower-GWP A2L refrigerants such as R-32 or R-454B, which come with updated installation and handling rules. That is one more reason to use a licensed installer.

Permits and Title 24

Installing a mini-split in California requires a permit, and Title 24 Energy Code paperwork goes with it. The required HERS verification depends on the project, and ADUs and additions are permitted as part of the larger building project. We pull the HVAC permit with the City of Sacramento, Sacramento County or your city and meet the inspector.

Rebates and incentives

At the time of writing (2026):

  • SMUD. SMUD increased its heat pump HVAC rebates in February 2026, with the largest amounts for gas-to-electric conversions. Whether a mini-split qualifies, and for how much, depends on what it replaces and the equipment. SMUD pays these through its Contractor Network. We're a participating contractor (since 2020), so if your mini-split project qualifies, we can submit the rebate for you.
  • PG&E territory. The statewide TECH Clean California heat pump incentives are reported as fully reserved for single-family homes. Check techcleanca.com for the current status. Some income-qualified programs may open later.
  • Roseville Electric. Check its current residential rebates if you are a Roseville customer.
  • Federal tax credit. The 25C credit for heat pumps ended for equipment placed in service after December 31, 2025.

How a mini-split installation works

  1. Free estimate. We walk the rooms, measure, check the panel and talk about how you use each space.
  2. Room-by-room sizing. We calculate the load for each zone and recommend single or multi-zone.
  3. Layout and price. Head locations, outdoor unit spot, line-set and drain routing, and a written price.
  4. Permit. We file it before install day.
  5. Installation. Mount the heads and outdoor unit, run and pressure-test the lines, pull a deep vacuum, charge the system and wire it. A single-zone job is often done in a day. Multi-zone systems take longer.
  6. Start-up and walkthrough. We test heating and cooling, show you the controls and how to clean the filters, then close out the inspection.

What does a ductless mini-split cost in Sacramento?

What moves the price:

  • Number of zones. Each indoor unit adds equipment and labor.
  • Indoor unit style. Ceiling cassettes and slim ducted units cost more than wall-mounted heads.
  • Line-set length and routing. Long runs, attic routing and two-story walls take more time.
  • Electrical work. A new circuit is standard. A full panel or a long run from the panel adds cost.
  • Efficiency level. Higher-efficiency equipment costs more and may fit rebate tiers better.

How long does a mini-split installation take?

A single-zone system is often installed in one day. Multi-zone systems, long line-set runs, ceiling cassettes or new electrical work can add a day or more. Permit and inspection timing depends on your city or county.

Do mini-splits heat well enough for a Sacramento winter?

Yes. A mini-split is a heat pump, and modern units heat well at temperatures far colder than Sacramento's usual winter lows near 40°F. In our climate, summer cooling usually decides the size, not winter heating.

Can one outdoor unit run several rooms?

Yes, a multi-zone system connects two or more indoor units to one outdoor unit, and each room has its own control. For rooms far apart, or one room that runs much more than the others, separate single-zone systems can be more efficient.

Do I need a permit for a mini-split in an ADU or garage conversion?

Yes. The mini-split needs an HVAC permit and Title 24 paperwork, and the ADU or conversion itself is usually permitted as a larger building project. We coordinate the HVAC permit and inspection so it fits into your project's schedule.

Are there SMUD rebates for ductless mini-splits?

At the time of writing (2026), SMUD offers heat pump HVAC rebates, with the largest amounts for replacing gas heat with a heat pump. Whether a mini-split qualifies depends on what it replaces and the equipment tier, and rebates are paid through SMUD's Contractor Network. Airflow participates in that network, so we can file for qualifying projects, and we check current terms during your estimate.

How do you hide the refrigerant lines?

Most lines go straight through the wall behind the indoor unit, then down the outside wall in a line-set cover that can be painted to match. Where it makes sense, we route lines through the attic or an interior wall instead. We plan the route with you before install day.

What maintenance does a mini-split need?

Rinse the washable filters in each indoor unit about once a month during heavy use. Keep the outdoor unit clear of leaves and plants. A yearly professional cleaning of the indoor coil and blower wheel keeps it efficient and prevents odors.

I can’t say enough about Oleg and his staff, they were truly professional from initial diagnosis to installation. My heating system ceased working and my family and I were left in the cold. I reached out to Airflow based on the superlative reviews I saw in my research. Oleg came out and knew exactly what my issue was and also uncovered a problem with my dampening system which for the past 25 years no one was able to correct. Oleg told me what I needed, no sales pressure, promised to send me an estimate that day which he did. The cost was exceptionally fair and coupled with the impression Airflow had made I decided to go with them without further research or estimates for price comparisons….wasn’t necessary, this was the guy. I requested early January thinking I could tough it out, however it just got too uncomfortable in the house. I reached out to Oleg who by the way was quite busy and he moved some stuff around and did the entire install the next day. My home is now warm and comfortable. Oleg was a pleasure to deal with.
