Furnace replacement means removing your old furnace and installing a new one sized to your home, with the venting, gas line, ductwork connections and AC coil checked so the whole system works together. In Sacramento, the main decisions are 80% vs 95% AFUE, how the furnace fits in an attic or closet, whether to replace the AC at the same time, and whether a heat pump is the better choice.

Airflow Heating & Air is a family-owned, licensed HVAC contractor in Sacramento. We offer free estimates on new system installs and financing for qualified customers. We pull the permit, coordinate the required Title 24 testing, and our NATE-certified technicians do the install.

Signs it's time to replace your furnace

  • The heat exchanger is cracked. On most older furnaces, this ends the furnace's useful life.
  • It is 15 to 20 years old or more and needs a major part such as a blower motor, inducer or control board.
  • Repairs keep coming. Two or three service calls in a couple of winters is a pattern.
  • Some rooms never get warm, or the furnace runs constantly and gas bills keep climbing.

If the furnace is younger and one part failed, start with furnace repair.

80% vs 95% AFUE in a mild climate

AFUE (annual fuel utilization efficiency) is the share of the gas you buy that ends up as heat in your home. An 80% furnace sends about a fifth of its fuel's energy up the flue. A 95% or higher condensing furnace pulls extra heat out of the exhaust, which cools it enough to condense into water.

80% AFUE (non-condensing)95%+ AFUE (condensing)
VentingMetal flue through the roof, often reusing the existing vent if it is in good shapePVC intake and exhaust pipes through a wall or roof
CondensateNoneNeeds a drain line and trap, sometimes a pump
Upfront costLowerHigher, more so if new venting is hard to route
Gas savingsBaselineLower gas use for the same heat
Good fit in SacramentoSmaller gas bills, tight budget, simple vent swapLarger homes, higher gas use, longer stay in the home

Sacramento winters are short and mild, so a furnace here runs far fewer hours than one in a cold climate. That stretches out the payback on a 95% furnace. We look at your gas use and the venting path before recommending one.

Federal rules may change this choice. The Department of Energy adopted a standard that would require 95% AFUE for most new gas furnaces made on or after December 18, 2028. In June 2026 the U.S. Supreme Court sent the legal challenge back to the federal appeals court, so at the time of writing (2026) its timing is uncertain. Either way, it would not affect a furnace you install today.

You can also choose single-stage, two-stage or modulating burners. Two-stage and variable-speed equipment runs quieter and evens out temperatures in two-story homes.

Attic furnaces in Sacramento

Many Sacramento-area homes have a horizontal furnace in the attic instead of a closet or garage. Attic installs need extra planning:

What we check on an attic replacement

  • Access through the attic hatch, and a safe walkway and service platform to the unit
  • A secondary drain pan with a float switch under the furnace and coil, so a clogged drain does not soak your ceiling
  • Condensate routing for a 95% furnace, with a trap that will not dry out in summer heat
  • Vent clearances and roof penetrations for the new flue or PVC pipes
  • The condition of the plenum and nearby ducts, which take a beating from summer attic heat

Attic ducts are often the weakest part of the system, and fixing them during the install costs less than coming back later. See air duct sealing for how leakage testing works.

Matching the furnace with your AC and coil

A furnace and central AC share the same blower and ductwork, and the AC's indoor coil sits on top of or beside the furnace. When you replace one, check the other:

  • Blower size. The furnace blower has to move the right airflow for your AC's tonnage. A mismatch hurts cooling on 100°F days.
  • Coil fit. The coil cabinet has to match the new furnace's width and airflow direction.
  • Refrigerant. New AC and heat pump equipment now uses lower-GWP A2L refrigerants such as R-454B and R-32. A newer coil will not pair with an older R-410A outdoor unit in every case, so a furnace replacement next to an aging AC is a good moment to plan both.

If your AC is more than 12 to 15 years old, get a price for doing both. See AC replacement for what that involves.

When a heat pump makes more sense

A heat pump is an air conditioner that can also run in reverse to heat your home. In a climate like Sacramento's, where winter lows rarely drop far below freezing, a modern heat pump can handle all of your heating without a gas furnace.

OptionHow it heatsWhen it fits
Gas furnace + ACBurns natural gasYou want to keep gas, or the electrical panel has no room
Heat pump + air handlerElectric, moves heat from outdoor airYou are replacing both furnace and AC, and want to go all-electric
Dual fuelHeat pump most of the time, gas furnace as backupYou want lower gas use but like the gas backup

SMUD encourages customers to move from gas to electric, and in February 2026 it increased its heat pump HVAC rebates, with the largest amounts for gas-to-electric conversions. SMUD pays these through its Contractor Network, and Airflow has been a participating contractor since 2020, so for SMUD customers we can submit the rebate paperwork on a qualifying heat pump conversion. The federal 25C tax credit for heat pumps and furnaces ended for equipment placed in service after December 31, 2025. At the time of writing (2026), the statewide TECH Clean California heat pump incentives are reported as fully reserved for single-family homes, so check techcleanca.com before counting on them. Rebates change often. Check current terms before you sign.

Read more on our heat pump installation page, or ask for both options in one estimate.

Permits, Title 24 and HERS testing

Replacing a furnace in California requires a building permit. California's Title 24 Energy Code also sets testing rules for HVAC changeouts. A few points that apply to most Sacramento homes:

  • Duct leakage testing. When you replace a furnace on a ducted system, the ducts usually have to be tested for leakage and sealed if they fail. A third-party HERS rater verifies the result.
  • AC at the same time. If the AC or heat pump is replaced too, refrigerant charge and airflow verification are added.
  • Safety items. The inspector looks at venting, gas connections, combustion air and clearances. California also requires carbon monoxide alarms in homes with gas appliances.

We pull the permit with the City of Sacramento, Sacramento County or your city, schedule the HERS rater, and meet the inspector.

How a furnace replacement works

  1. Free in-home estimate. We look at the furnace, venting, ducts, coil, electrical and gas line, and ask how the house heats and cools room by room.
  2. Load calculation. We size the furnace to your home, not to the old furnace's label. Many older furnaces are oversized.
  3. Options and price. Typically an 80% and a 95% option, and a heat pump option when it fits, with what each includes.
  4. Permit. We file it before install day.
  5. Install day. Remove the old furnace, set the new one, connect gas, venting, ducts, condensate and wiring, then start it up and test combustion and temperature rise. A straight swap is usually one day. Attic installs and new venting can add time.
  6. Testing and inspection. HERS testing and the city or county inspection close out the permit.

What does furnace replacement cost in Sacramento?

Pricing: every system and home is different, so we price each job after a free look at your equipment, ductwork and electrical. You get a clear, written price before any work starts. Call (916) 476-2222 to schedule.

What moves the price:

  • Efficiency and features. 80% vs 95% AFUE, single-stage vs two-stage or modulating, and blower type.
  • Venting. Reusing a sound flue costs less than running new PVC venting through walls or the roof.
  • Location. Attic installs take more time than a garage or closet swap.
  • Duct condition. Ducts that fail the Title 24 leakage test need sealing or repairs.
  • Coil and AC. Replacing the coil or the whole AC adds equipment but saves labor compared with doing it later.

Furnace replacement FAQ

Do I need a permit to replace a furnace in Sacramento?

Yes. Furnace replacements in California need a building permit, and Title 24 usually requires a duct leakage test verified by a HERS rater. We pull the permit, schedule the testing and meet the inspector.

Is a 95% furnace worth it in Sacramento?

Sometimes. Mild winters mean less gas use, so the savings take longer to pay back the higher price than in cold climates. A 95% furnace makes the most sense in larger homes with higher gas bills, or when the venting is easy to route. We compare both using your actual usage.

What size furnace do I need?

The right size comes from a load calculation that looks at square footage, insulation, windows, ducts and orientation. Matching the old furnace's size often repeats an old mistake, since many older Sacramento furnaces were oversized. An oversized furnace short cycles and heats unevenly.

Should I replace my AC at the same time as my furnace?

If the AC is more than 12 to 15 years old, it is usually worth pricing both. They share the blower, coil and ducts, so doing them together means one permit, one round of testing and matched equipment. If the AC is newer, we make sure the new furnace's blower and coil fit it.

Are there rebates or tax credits for a new furnace in 2026?

The federal 25C tax credit ended for equipment placed in service after December 31, 2025. At the time of writing (2026), most utility incentives in the Sacramento area, including SMUD's, focus on heat pumps rather than gas furnaces. If rebates matter to you, ask us to price a heat pump option too.

We are thrilled with Oleg and the work he and his team did to install a heat pump, remove the A/C and detangle our hydronic heating system! The price was great, the work was great, the follow-up and follow-through were great. The team was super fast, getting it all done in one day. Oleg is such a great guy - extremely thorough, kind and does such good work. The inspector said "wow, he did a really clean job". We will highly recommend Oleg to anyone who needs HVAC!

I can’t say enough about Oleg and his staff, they were truly professional from initial diagnosis to installation. My heating system ceased working and my family and I were left in the cold. I reached out to Airflow based on the superlative reviews I saw in my research. Oleg came out and knew exactly what my issue was and also uncovered a problem with my dampening system which for the past 25 years no one was able to correct. Oleg told me what I needed, no sales pressure, promised to send me an estimate that day which he did. The cost was exceptionally fair and coupled with the impression Airflow had made I decided to go with them without further research or estimates for price comparisons….wasn’t necessary, this was the guy. I requested early January thinking I could tough it out, however it just got too uncomfortable in the house. I reached out to Oleg who by the way was quite busy and he moved some stuff around and did the entire install the next day. My home is now warm and comfortable. Oleg was a pleasure to deal with. This guy is an Einstein when it comes to HVAC and I will not do business with anyone else from this point forward. Thanks Oleg, you and your staff are top notch. My HVAC system has never operated at this level before.

We highly recommend Airflow Heating & Air for your heating or air conditioning needs. Oleg and his crew installed 2 independent systems in our 2-story home built in the early 1900s. Both the Daikin mini-split and the Goodman heat pump system work to perfection, keeping our house cool in the summer and warm in the winter. What we appreciated most, along with professionalism and a clean job site, was Oleg’s genuine interest in ensuring that we were completely satisfied with the installations.

I’ve used Airflow Heating and Air for years for both my personal home and multiple rental properties. These guys are truly top-notch. What sets Airflow apart is their honesty and thoroughness. Instead of immediately pushing a full system replacement like many HVAC companies do, AirFlow takes the time to properly diagnose the issue and recommend repairs whenever possible, always keeping my budget in mind. They clearly explain the options so you can make an informed decision without pressure. When a full replacement is necessary, they’re just as impressive. I’ve trusted Airflow with two complete system replacements, and both were smooth, professional, and fairly priced. They handled the entire process including permits and inspections which made everything incredibly easy for me and my tenants. Overall, Airflow Heating and Air has been reliable, professional, and easy to work with every step of the way. Their communication is excellent, their work is high quality, and they truly stand behind what they do. I trust them completely and wouldn’t hesitate to recommend them to anyone needing HVAC service! 10/10

Oleg was referred to me by my neighbor. My neighbor said he will never go with anyone else for his HVAC needs - and I now I understand why! Both times I reached out, he responded to me within minutes, and came out to my house the very next day. He's honest, reliable, reasonably priced, and just an all around cool dude. Thanks, Oleg!
