Three generations of El Dorado Hills homes

El Dorado Hills grew from about 42,100 people in 2010 to 50,547 in the 2020 census, and it has been building in waves since developer Allan Lindsey started the master-planned community in the early 1960s. The age of your house says a lot about what your HVAC system needs.

  • The original villages. Ridgeview, Park, Saint Andrews, Crown and Governors were among the first neighborhoods in Lindsey's plan, laid out by architect Victor Gruen. Homes from the early decades often have attic ductwork that has been patched over the years and supply registers that no longer match how the rooms are used. A replacement here is a good time for duct sealing or new runs, not just a new box.
  • Serrano, Blackstone and the Town Center era. These grew out of a 1980s plan covering about 6,000 acres. Blackstone alone has more than 1,400 homes built in the last two decades. Many are large two-story plans with vaulted rooms and two or more systems, and many sit under owners' association rules.
  • South of Highway 50. Carson Creek, Valley View and the land along Latrobe Road and White Rock Road are still filling in, including an approved age-restricted community at Heritage at Carson Creek. Homes permitted under California's 2022 Energy Code are often built with heat pumps, so service calls there look different from a 1970s gas furnace.

Why the upstairs runs hot in a two-story El Dorado Hills house

El Dorado Hills sits around 700 feet in elevation on the climate normals, roughly the line where the valley floor turns into foothills. Summers are dry and hot, with the warm stretch running from mid-June into late September. Nights do cool down, with July lows averaging about 61°F, but the attic does not. By late afternoon, a second floor under a sun-facing roof can be several degrees warmer than the rooms below.

One system, two floors

A single thermostat downstairs will satisfy itself long before the bedrooms cool off. Zoning with motorized dampers, or a second system for the upper floor, is usually the real fix. A bigger air conditioner by itself rarely is.

Oversized replacements

Hot afternoons tempt people to upsize. An oversized unit short-cycles, leaves the house clammy and wears out faster. We run a room-by-room load calculation before we quote, using your actual windows, orientation and insulation.

Bonus rooms over the garage

Rooms built over a garage lose heat in winter and gain it in summer on three sides. A ductless mini-split often handles them better than stretching an existing duct system.

Permits, HOAs and rebates before you replace

El Dorado Hills is not an incorporated city, so mechanical permits come from the El Dorado County Planning and Building Department's Building Division, which takes applications through its eTRAKiT portal. California requires a permit to change out a furnace, air conditioner or heat pump, and Title 24 usually requires a third-party HERS rater to verify the work, often including a duct leakage test. We file the permit and schedule the inspection and HERS test as part of the job.

If you live in Serrano or another association-run village, check your architectural guidelines before a new condenser goes in. On incentives, El Dorado Hills is PG&E territory, not SMUD. I can’t say enough about Oleg and his staff, they were truly professional from initial diagnosis to installation. My heating system ceased working and my family and I were left in the cold. I reached out to Airflow based on the superlative reviews I saw in my research. Oleg came out and knew exactly what my issue was and also uncovered a problem with my dampening system which for the past 25 years no one was able to correct. Oleg told me what I needed, no sales pressure, promised to send me an estimate that day which he did. The cost was exceptionally fair and coupled with the impression Airflow had made I decided to go with them without further research or estimates for price comparisons….wasn’t necessary, this was the guy. I requested early January thinking I could tough it out, however it just got too uncomfortable in the house. I reached out to Oleg who by the way was quite busy and he moved some stuff around and did the entire install the next day. My home is now warm and comfortable. Oleg was a pleasure to deal with. This guy is an Einstein when it comes to HVAC and I will not do business with anyone else from this point forward. Thanks Oleg, you and your staff are top notch.
